Stair railing in Pompano Beach, FL

Balcony Railing in Pompano Beach, FL

  • Typical cost: HomeGuide prices a 10-foot balcony railing at anywhere from $500 to $9,000 installed, and Angi's 2026 range for an iron balcony is $1,200 to $4,500.
  • Height: a house balcony needs a guard at least 36 inches tall; condos, apartments and commercial buildings generally need 42 inches.
  • Strength: the top rail has to resist a 200-pound push at any point, and multifamily guards also carry 50 pounds per linear foot.
  • Gaps: nothing in the infill may let a 4-inch ball through.

Pompano Stair Railing matches condo owners and boards with a balcony railing contractor who works in laminated glass, powder-coated aluminum pickets, stainless cable and galvanized iron. Send the number of balconies and a rough length, and that one contractor phones you to set up a measure.

Balcony Railing Types in Pompano Beach

Glass Balcony Railings

Glass is the choice when the balcony faces the water and nobody wants pickets in the view. Panels sit in a continuous base shoe or between posts, usually 36 to 42 inches tall. Outdoors in Broward the glass is laminated, not plain tempered, and panels standing in for pickets must pass an HVHZ impact test.

  • Average per foot (Angi, 2026): about $500 for laminated, $330 for tempered.
  • Typical glass railing range: $200 to $500 a linear foot installed.

Aluminum Picket Balcony Railings

Aluminum pickets don't rust and weigh little, which makes them easy to carry up a building and anchor along a long run. The weak spots are dents and the paint: ask which AAMA finish grade the quote includes, since the coating is what fades in sun and salt.

  • HomeGuide installed range: $50 to $200 a linear foot.
  • HomeAdvisor deck table: $40 to $70 a linear foot.

Stainless Steel and Cable Balcony Railings

Stainless posts with tensioned cable keep sightlines almost as open as glass. Near the beach the grade matters, so ask for 316 stainless on posts, fittings and cable alike. Cable has to stay tight enough to pass the same 4-inch rule as pickets.

  • Stainless steel (HomeGuide): $50 to $250 a linear foot.
  • Cable systems (HomeGuide): $60 to $500 a linear foot.

Wrought Iron Balcony Railings

Iron is usually picked to match a house's existing ironwork or style. Plain black iron rusts outside, so a balcony rail should be galvanized under a powder coat; iron finishes covers why.

  • Iron balcony, installed (Angi, 2026): $1,200 to $4,500.
  • Outdoor iron per foot (Angi): $70 to $200.

Condo Balcony Railing Replacement

A board replacing every unit's railing at once can put a single system and color out for quotes, which keeps the facade uniform. The new guards follow the commercial rules below: 42 inches tall and rated for the extra linear load. The work goes through a city permit; Pompano's HB 803 exemption is for single-family homes only. Old-railing removal is billed differently from one contractor to the next, so get it written on the quote.

Florida Balcony Railing Code: Height, Gaps and Loads

These are the guard rules from the Florida Building Code, 8th edition (2023). A house follows the Residential volume (R312, Table R301.5); condos, apartments, hotels and businesses follow the Building volume (1015, 1607.9).

  • When a guard is needed

Any open side more than 30 inches above the floor or ground below, measured within 24 inches of the edge at a house and within 36 inches on other buildings. Insect screening doesn't count as a guard.
  • Height at a house

At least 36 inches. Along the open side of a stair it can drop to 34 inches, and where the top doubles as the handrail it sits at 34 to 38 inches.
  • Height everywhere else

At least 42 inches. Inside dwelling units of R-3 buildings and R-2 buildings up to three stories with separate exits, 36 inches is allowed, or 34 on the open side of a stair.
  • Openings

A 4-inch sphere must not pass through. On the open side of a stair the limit is 4 3/8 inches; on commercial guards, 4 3/8 inches also applies between 36 and 42 inches high. The triangle under a stair's bottom rail must stop a 6-inch sphere.
  • Loads

200 pounds applied in any direction at any point on the top. Pickets, cables and panels take 50 pounds each. Beyond one- and two-family homes, the top rail must also resist 50 pounds per linear foot.
  • Glass

Glazing in a guard is designed with a load factor of 4 and counts as a safety-glazing location whatever its size.

Balcony Railing Cost and Timeline

Length and material decide most of the price, then the number of balconies and how the posts anchor to the slab edge. The installation itself is short: HomeGuide puts glass railings at a few hours to a few days. The wait is mostly before that, for the permit and for glass cut to measure. One glass maker quotes 10 to 15 days of production, and a whole condo building is scheduled floor by floor.

Balcony Railings on Pompano Beach Condo Buildings

Older beachside towers face two inspection regimes. Pompano Beach's building safety program covers buildings 25 years and older and names balconies and guardrails, while the state milestone law covers condos three stories and taller; condo inspection rules lays out both. Distance from the ocean also changes the material call: the stainless rating system treats anything within 100 feet of salt water as high exposure.

Frequently asked questions

How tall does a balcony railing have to be in Pompano Beach?

At a single-family home the Florida Building Code, Residential sets the guard at 36 inches or more. Condos, apartments, hotels and commercial buildings fall under the Florida Building Code, Building, which sets 42 inches. Inside dwelling units of small R-2 buildings up to three stories with their own exits, 36 inches is allowed.

How much weight does a balcony railing have to hold?

Florida's code designs every guard for a 200-pound load pushed in any direction at any point along the top. On condos and other non-house buildings the rail must also take 50 pounds per linear foot along its length, and pickets, cables or panels must each resist 50 pounds.

Is the balcony railing part of a condo building's safety inspection?

In Pompano Beach, yes. The city's Building Safety Inspection Program, set by Broward's Board of Rules and Appeals, applies to buildings 25 years and older and names balconies, and it says guardrails are not exempt. The state milestone law doesn't list railings by name; there the engineer's report decides what gets fixed.

Do I need a permit to replace a condo balcony railing?

Plan on one. The Florida Building Code requires a permit to alter or repair a structure, and its exempt list doesn't include guards. Pompano Beach's HB 803 exemption covers single-family homes only, so condos don't qualify. Ask the contractor to pull the permit and show it on the quote.

What is the best balcony railing near the ocean?

There isn't one right answer. Aluminum doesn't rust but dents and depends on its factory finish. Glass keeps the view but costs the most and must be laminated outdoors in Broward. Stainless and cable need 316-grade steel when the building is within about a mile of salt water.
